PIP Rebrand as an Extended Stay of America
A Property Improvement Plan (PIP) rebranding and refresh for a 146-room Portland metro area hotel (formerly Inn at the Meadows) to an Extended Stay of America Premier Suites franchise. Extended Stay America hotels are known for their spacious suites with full kitchens, free wi-fi, and discounts that make them ideal for longer-term stays. The hotel is a short drive from Portland International Airport, golf courses, Vancouver, Washington, Portland International Raceway, shopping malls, and downtown Portland.
Exterior Rebranded and Updated
Exterior rebranding and refresh work included new signage next to the road and on the building, roof work, the porte cochere, parking lots, new lighting, new landscaping, removing debris, and replacing the fencing around the entire property.
Common Areas Rebranded and Updated
Interior common area rebranding and refresh work included the 3-story reception and lobby, converting the kitchen to a “grab-and-go” self-service dining room, converting another area into a self-service laundry room, and renovating hallways and other common areas, including new LVP flooring, painting, and lighting throughout.
Guest Rooms Upgraded
Guest room updates were extensive. We updated the bathroom fixtures and updated the plumbing to supply water for a new kitchen in all 146 units. For each kitchen, we installed new cabinetry, a range and range hood, a microwave, a sink, and a refrigerator. Guest room upgrades also included new LVP flooring, paint, LED lighting, headboards, cabinetry, and window treatments.
"Before" and "During" Rebranding and Renovations
We rebranded and updated major portions of the hotel and took great care to protect other areas during construction.
Fencing and Landscaping During Renovations
We installed temporary fencing to cordon off sections of the parking lots during the rebrand. We replaced all the fencing around the perimeter of this very large property. We also removed a significant amount of debris and updated the landscaping.
Entry "Before"
This is the porte cochere, exterior entry, lobby, and reception desk before the refresh. The most notable changes were pairing down the large pillar in the center of the lobby, replacing the tile flooring with LVP, and upgrading the reception desk and signage.
Hallways During Renovations
We painted all the hallways and protected the carpet, doors, and ceilings.
Guest Rooms During Renovations
We covered some bathroom fixtures, removed some to gain access to supply water for the new guest room kitchens, and then replaced the fixtures.
